- For a 1.5% fee including our $290 retainer, you receive all of the Marketing, Administrative & Management Services outline above PLUS Charleston Homes For Sale Realty will include the following to help you get your home sold faster:

To help you make a better impression for your home by bringing in a Professional Photographer to shoot photos and create a Floor Plan to present to potential buyers. We then have a professional printer send you up to 50 four page, 8 ½” X 11” high resolution color presentation brochures for prospective buyers to take with them when they visit.

We pay up to $500 for a Home Warranty so you do not have to. The warranty can protect you from costly repairs while your home is on the market, and it converts to a Home Buyer Warranty that can attract more buyers and cut your home's time on the market by up to 50%.

To further help you prevent wasting valuable time in today’s tough market, at closing we will reimburse you $200 if you have a Professional Appraiser in to value your home. A Certified Appraisal will help you price it right and put you in a much better negotiating position with potential buyers.

And our low commission 1% includes our $290 upfront retainer fee and means you will keep more of your equity at closing. Keep in mind you can step up to added features of the Full Service PLUS solution and likely get an even faster sale for only 0.5% more.
FULL SERVICE SHORT SALE – The Fresh Start Solution
- If you are 1, 2 or 3 payments behind on your mortgage or soon will be, NOW is the time to call us before it is too late. The Short Sale Solution can be a great way to help you avoid Foreclosure and to help your Lender get out from under falling property values and/or the upkeep of a vacated property. You authorize a 6% Commission Fee at the time of the listing, but it is typically paid through your mortgage lender. We offer 3% of the 6% fee in the MLS, Charleston Homes For Sale Realty earns a 1.5% fee, and the other 1.5% is used to hire a professional Short Sale Negotiator on your behalf and/or to make a better deal for your lender. The sooner you start, the less stress you will go through, and the sooner you might be able to get a Fresh Start without going through Foreclosure. We even waive our normal $290 retainer fee because we understand it may not be in your budget.
